Legal Fees

Our legal fees for acting for you in a re-mortgage of your existing residential property will be approximately £850.00 – £1,500.00 plus VAT depending on the particular circumstances of your matter. VAT is charged at the current rate of 20%.

If the transaction involves a charge/mortgage over a commercial property, please contact us for a specific quote.

Payment on account
We will request a payment on account at the outset of the transaction, currently £600.00.

Disbursements

Disbursements are costs related to your matter that are payable to third parties, such as Land Registry Fees. We handle payment of the disbursements on your behalf to ensure a smoother process. The following disbursements may apply to your re-mortgage. Please note that these are costs which are payable to third parties and which are in addition to our fees. The following disbursements are likely to apply:

Local Authority Search

Price: £100.00 - £400.00 (This varies depending on the Council the property is located in)

VAT: £20.00 - £80.00*

  2. Drainage And Water Search

    £75.00-£150.00

    VAT: £15.00- £30.00

  3. No Search Chancel Insurance

* Search providers usually include VAT in their charges. However, in most circumstances where they do not, we must add VAT to these costs.

The above search fees payable to third parties may increase and we will let you know if they do. There are other searches such as a commons registration search, highways search, a coal mining search and plan search which may apply depending on the location of the property. We will advise you of the cost if any of these searches are necessary.

  • Bank charges for sending monies by Chaps payment – £15.00 plus VAT per payment

  • Notice of Charge fee (for leasehold properties only) – This fee is usually set out in the lease itself but varies from £50.00 – £150.00

  • Land registration fees – Between £40.00 – £295.00 depending on the value of the property

The process of re-mortgaging

The exact steps involved in a re-mortgage can vary depending on your individual circumstances. However, the key stages typically include the following:

  • Taking your instructions and completing the required customer due diligence checks

  • Reviewing and confirming your new lender’s instructions

  • Liaising with your lender’s solicitors, where the lender is separately represented

  • Investigating the legal title to the property on behalf of you and your lender

  • Carrying out the necessary property searches (further details provided below)

  • Reporting to you, and to your lender or their solicitors where required, on any issues relating to the title or other relevant matters

  • Advising you on the terms and conditions of your mortgage offer

  • Bringing to your attention any issues raised by the lender’s valuer, where a valuation report is provided to us

  • Ensuring all of the lender’s requirements are satisfied

  • Contacting your existing lender (using details supplied by you) to obtain a redemption statement and arranging for the removal of their charge from HM Land Registry on completion

  • Arranging for you to sign the mortgage deed and any supporting documentation in preparation for completion

  • The completion date (when mortgage funds are released) will depend on your requirements and the notice period required by your new lender

  • On the completion date, we will draw down the mortgage funds and redeem your existing mortgage

  • Following completion, your existing lender will remove their charge from HM Land Registry electronically or provide a discharge for us to submit

  • We will apply to HM Land Registry to register the new mortgage against the title to your property

  • If the property is leasehold, we will serve notice of the new mortgage on the freeholder or the managing agents, in accordance with the terms of the lease

HM Land Registry Fee

This is on a sliding scale and could cost between £20.00 -£1105.00 depending on the value of the property and whether the application can be made electronically. These fees can be calculated by visiting the Land Registry website at the following link http://landregistry.data.gov.uk/fees-calculator.html .

Re-mortgage not proceeding: If, for any reason, we are unable to complete the re-mortgage of your property, we will make a charge which will be a proportion of the fixed fee quoted relative to the time spent. Any charge made will not exceed the amount of the fixed fee we have given.

For the purchase of an existing leasehold flat (not a new build) with a purchase price of £400,000.00 in the London borough of Enfield with a mortgage, our fees and disbursements would be as follows (rates as of January 2026) :
